Check Contractor’s License, Insurance, and Reviews

Anyone can claim to be “licensed and insured,” but are they? Contractors required to hold a license should be verified with the Department of Professional and Occupational Regulation.

While some small businesses in Virginia, like lawn care services, handymen (for minor repairs), and junk removal, aren’t required to have licenses, they should at least be registered with the Commonwealth of Virginia State Corporation Commission. Additionally, ensure they possess up-to-date Commercial General Liability Insurance to protect your interests. Virginia law mandates Workers’ Compensation Insurance for any contractors who have employees or utilize subcontractors.

Review Estimates and Contracts

Every worker or company should provide documentation such as contracts, estimates, or agreements. Estimates can be intricate, and contracts often even more complicated. However, don’t let fine print mislead you into overlooking potential pitfalls. Estimates and contracts should be straightforward and easy to comprehend. Property Care Consultants can assist you in navigating these documents for a clearer understanding. While verbal agreements in Virginia are generally enforceable—as long as they include the basic elements of a contract: offer, acceptance, and consideration—proving such agreements can be challenging since it often boils down to one party’s word against another’s.

Verify References and Online Reviews

References and online reviews can be curated by the contractor, often involving friends or family, which means they aren’t always reliable sources. Property Care will search for genuine references and conduct thorough checks of online reviews to uncover honesty and truthfulness wherever possible.
