Project Oversight

Back Home

We represent the Property Owner.  There are always issues after each project. The customer sees the issues a couple days later and the contractor does not want to go back to fix them. Call after call, promise after promise, the contractor does not want to lose money on a job already done… in their eyes.

Even great writers use editors to look over there articles, papers, and letters, for typos and mistakes.

You should have a second set of eyes looking over your finished project. RayBiz will be your will be your second set of eyes. You don’t have to do it alone. RayBiz will assist to assure the contractor starts the project and finishes the project as agreed.

We have experienced and seen all the craftsmanship of contactors. There are good quality contractors but there are plenty bad ones; the cutting of corners, hiding mistakes, and just telling clients what they want to hear. RayBiz is about “doing the right thing” which is why we choose the clients side of a project and not the contactor.

Check Contractor’s License, Insurance, and Reviews: Anyone can say that they are “Licensed and insured”, but are they? Contractors that are required to have a license should be verified with the Dept of Professional and Occupational Regulation.

There are some small businesses that do not require a license to operate in Virginia like lawn care and maintenance services, handymen (minor repairs), and junk removal, etc.  But these types of services should be at least registered with Commonwealth of Virginia State Corporation Commission.  In addition,  updated Commerical General Liability Insurance to protect you!! Virginia law requires Workers Compensation Insurance if they have employees or use sub-contractors.

Review Estimates & Contracts: Every worker/company should provide some sort of documentation for a contract, estimate, or agreement.  Estimates can get very complicated and a contract can be even harder to understand.  Still, you do not have to be fooled by the small print that is protecting the contractor’s possible mistakes and issues.  Estimate and contracts needs to be simplified and easily understood.  RayBiz Property Consultants can help you in sort through the estimates and contracts to help in a better understanding.  Verbal agreements are generally enforceable in Virginia as long as they contain the basic terms of a contract: offer, acceptance, and consideration. But have fun proving that…basicially, its just your word against their word.

References and internet reviews are usually prepared by the contractor, done by a family or friends. Can’t rely on them 100%.  RayBiz will seek actual references and check internet reviews for honesty and truthfulness, if they can be found.
