This service is NOT a home inspection. A Virginia Certified Home Inspector has studied text books and taken the state required test. Their focus is safety hazards, sanitary concerns, structural systems, roof structure, exterior structures, and plumbing, HVAC, and electrical operations, etc. keeping in mind all the Code of Virginia.
RayBiz recommends repairs needed based on actual hands-on work performed. We have experience the good and bad of various projects, solved problems, and created solutions. We only offer our gifts and talents and use that knowledge to point out concerns and needs the property may have, not normally seen by inspectors.
We conduct a thorough review of each area. Once repairs are identified, they can be repaired to show a better walk-through or be disclosed before closing as a negotiation opportunity. Our recommended items that need attention and the items that will improve your home visually will help tremendously at showings, closings, and open houses. After all, presentation is everything.
Although it is always recommended, Virginia does not require Home Inspections on home loans. If a Home Inspector is hired and before their inspection, our consulting recommendations will reduce the “fail” findings on a home inspection. These recommenations will keep the repairs minimal reducing the chance of having to lower the price of your investment. Some key visual items that help to sell a home are not required to be on a Home Inspectors list like pressure washing, fence repair, tree trimming, painting, drywall repairs, caulking, etc.
